Something amazing is happening in South Venice, and it's called West Villages. The West Villages is being developed in an area that was historically Florida ranch land owned by the Berry Ranch and Palmer Ranch families. Here they grew primarily citrus, watermelon, hay, and they raised cattle. In 2014, a partnership was formed between Mattamy Homes, North America's largest home builder, and Vanguard Land to develop about 11,000 acres of the land over the next 20-30 years at what is now recognized as the West Villages Improvement District. What is an improvement district and how does it compare to a Community Development District (CDD)? In short, improvement districts are longer term developments that occur over decades, whereas CDD's are shorter term developments.

When you are looking for Sarasota real estate and you find the West Villages, you are going to find that you have many neighborhood communities within West Villages to choose from, seven to be exact. Each neighborhood community has a specific builder who builds in that community. If you have a particular builder that you are considering, this is going to be important as not every builder who builds in West Villages can build in every neighborhood.

We will discuss each neighborhood in more detail, but for the time being let's just briefly go over what those communities are and which builder builds in each community.

     *Renaissance - a Mattamy Homes community.

     *Sarasota National - a WCI Homes gold community.

Each of the neighborhoods offers its residents a unique lifestyle and each builder has their own style and designs, but they are all within the master planned community of West Villages. Anyone considering buying a home in Sarasota, will find a plethora of options available to them at West Villages. You know what else? Homes start in the low $200's! That is not a typo, yes...you can buy a brand-new home in Sarasota in the $200's.

South Venice North Port

Let's talk about the area a bit. This area of South Venice going into North Port is where some of the best deals in Sarasota real estate that can be found and it is being developed with the future in mind every step of the way. The idea within this district is to create a space where people do not have to drive long distances for shopping, golf, medical facilities, and entertainment. In fact, the Atlanta Braves recently chose this area to relocate their spring training with the new Braves Stadium set to open in March 2019.

From a locals' perspective, this is a new are of development that certainly deserves your attention if you are looking to buy real estate in Sarasota. Love the beaches? Head a few minutes west and you will find Manasota Beach, a few minutes north you have the quint Venice Avenue shopping and dining area, as well as the world-renowned "shark teeth capital of the world"...Venice Beach. From there, you are only about 30 minutes (depending upon traffic) from the south bridge to Siesta Key and another 10-15 to get to downtown Sarasota, St. Armand's Circle, Lido Key and Longboat Key.
